What is a home inspection?
A home inspection is the process by which a Home Inspector observes and provides a written report of the systems and components of a residential building including but not limited to:
• Site Conditions e.g. grading, vegetation
• Structural System e.g. foundation, framing
• Exterior e.g. siding, flashing, decks
• Roof System e.g. covering material, drainage
• Plumbing System e.g. supply and distribution, drain and waste
• Electrical System e.g. service type and rating, branch circuit wiring
• Heating/Cooling Systems e.g. equipment, distribution system
• Interior e.g. wall/floor/ceiling condition, window and door condition
• Insulation and Ventilation e.g. materials and application method
• Fireplaces e.g. damper, chimney
• Attic e.g. roof framing, ventilation
What should I expect on the day of inspection?
We encourage our clients to be present during the inspection process. It’s a great opportunity to learn about the property and ask questions with an expert by your side!
Here are some general rules of thumb you should consider for your home inspection:
• A complete and thorough home inspection takes about 90 minutes per 1000 sq. ft.
• Home Inspectors can only inspect what is “readily accessible”, so please ask your realtor or the property owner to make sure the area is free of obstacles and clutter.
• If any system is shut down (e.g., the water main valve is closed) it cannot be tested. Please work with your realtor to ensure all systems including plumbing, heating, cooling, and electrical are turned on (where applicable, available, and can safely be done).
